Commercial flooring decisions get made twice. The first time is on a mood board, where the choice is about colour, texture and how the space photographs. The second time is eighteen months later, when the facilities team explains why one floor still looks new and another has failed at the entrance, in the tea point and along the main circulation route.
This guide is about making the first decision so that the second one never has to happen. It covers the main commercial floorcovering types available in the UAE, the technical criteria that separate them, and how to match a product to the way a space is actually used.
Start with traffic, not with appearance
Every commercial floor specification should begin with an honest description of the traffic it will carry. Ask three questions about each zone: how many people cross it, and how often? What crosses it besides people — trolleys, pallet trucks, chair castors, cleaning machines? What arrives on it — grit, water, oil, food, cleaning chemicals?
EN ISO 10874 gives you a shorthand for resilient flooring: Class 31 (moderate commercial), Class 32 (general commercial), Class 33 (heavy commercial) and Class 34 onwards for light industrial use. EN 1307 does the equivalent for textile floorcoverings. Specifying one class above the obvious answer for entrances, lift lobbies and main corridors is almost always cheaper than replacing them early.
The main commercial flooring options
Carpet tiles
Modular carpet remains the default for open-plan offices. It absorbs sound within the space, is comfortable underfoot, and because it is modular, a damaged or stained tile is replaced individually rather than triggering a full re-lay. Points to check: use class under EN 1307, backing type, sound absorption, and whether the pattern permits random or quarter-turn laying. See the carpet flooring range for options.
Broadloom carpet
Roll carpet gives a seamless appearance across large areas and suits hospitality, boardrooms, cinemas and hotel corridors. Where a space is prestige-facing and traffic is moderate, broadloom is often the right answer; where traffic is heavy and maintenance access matters, tiles usually win.
LVT (luxury vinyl tile)
LVT is a glue-down resilient product built from layers over a stable core. It is thin, which makes it useful where floor build-up is constrained. Wear layer thickness is the number that matters most. LVT needs a flat, dry, well-prepared subfloor — because the material is thin, subfloor defects telegraph through. Browse LVT options.
SPC (stone polymer composite)
SPC is a rigid-core resilient plank or tile. The rigid mineral-filled core gives it better dimensional stability against temperature movement than flexible vinyl, and it is more tolerant of minor subfloor irregularity because it is usually installed as a floating floor with a click system. Check the wear layer, the core thickness, whether an attached underlay is included, and expansion gap requirements. Browse SPC options.
Homogeneous and heterogeneous sheet vinyl
Sheet vinyl is the workhorse of healthcare, laboratories, education and back-of-house areas. Welded seams and coved skirting create a hygienic, effectively impervious surface that can be cleaned aggressively. Where slip resistance is critical, safety vinyl with aggregate through the wear layer is specified against a defined slip rating. Browse vinyl options.
Rubber flooring
Rubber gives excellent underfoot comfort, good impact sound performance, and strong resistance to indentation from point loads and castors. It is common in gyms, stairwells, plant rooms and heavy-traffic circulation.
Epoxy and resin flooring
Resin systems are applied as liquids and cure into a seamless, jointless surface. They suit warehouses, workshops, car parks, plant rooms and food-production areas where chemical resistance and cleanability matter more than acoustics or underfoot comfort.
Wooden flooring
Engineered timber suits reception areas, executive floors, boutique hospitality and residential projects. In the UAE the key considerations are the difference between the acclimatised interior environment and site conditions during installation.
Raised access flooring
Raised access flooring creates a service void beneath the finished floor for cabling, small power, data and sometimes air distribution. Where a floorplate needs to be reconfigurable over its life, the flexibility usually justifies the build-up. The finished floorcovering must be a lift-and-replace format so the void stays accessible.
Sports and artificial grass surfaces
Sports flooring is specified against shock absorption, ball rebound, vertical deformation and surface friction. Artificial grass for landscaping is specified by pile height, density, backing, drainage and UV stability — a serious consideration in UAE conditions. Browse artificial grass options.
The four criteria that decide most specifications
1. Acoustics
Impact sound reduction describes footfall noise transmitted to the space below and is normally a landlord or base-build requirement. Sound absorption describes reverberation within the space. Carpet performs strongly on absorption; hard resilient surfaces generally do not, though acoustic-backed variants improve impact performance significantly.
2. Slip resistance
Specify a number, not an adjective. DIN 51130 R-ratings and pendulum test values (PTV) are the two systems in common use. Different zones in the same building will legitimately need different ratings.
3. Fire performance
Floorcovering reaction-to-fire classification under EN 13501-1, or critical radiant flux under ASTM E648, is normally required for commercial interiors, confirmed by the consultant and the authority having jurisdiction.
4. Maintenance
The maintenance regime is part of the specification, not an afterthought. Confirm the recommended daily, periodic and deep-clean methods; whether any coating, polish or sealer is required; whether the warranty depends on following that regime; and whether the cleaning team has the equipment to do it.
Matching product to space — a quick reference
- Open-plan office: Carpet tile — sound absorption, replaceable modules, comfort.
- Reception / lobby: LVT, timber, stone-effect SPC — appearance, durability at entrance traffic.
- Corridors and circulation: High use-class LVT, SPC or carpet tile — concentrated traffic and trolley loads.
- Meeting and boardrooms: Broadloom or carpet tile — acoustics and appearance.
- Healthcare and laboratories: Welded sheet vinyl with coved skirting — hygiene, cleanability, chemical resistance.
- Commercial kitchens and wet areas: Safety vinyl or resin with defined slip rating.
- Gyms and fitness: Rubber, sports flooring — impact absorption and point-load resistance.
- Warehouses and plant rooms: Epoxy / resin — seamless, chemical-resistant, heavy loading.
- Data-heavy or reconfigurable offices: Raised access floor with carpet tile or LVT.
- Terraces and landscaping: Outdoor decking, artificial grass — UV and weather exposure.
Sourcing and lead time in the UAE
Confirm whether the product is stocked in the UAE or an indent order — this determines your programme far more than installation duration does. Order physical samples before approval; screen images do not reproduce colour, texture or sheen reliably. We deliver free samples and provide free site measurement.

Frequently Asked Questions
What is the most durable commercial flooring for heavy traffic?
Durability depends on the type of traffic, not just the volume. For pedestrian traffic and trolleys, a resilient floor with a high use class and thick wear layer performs well. For point loads and impact, rubber performs strongly. For chemical exposure, resin systems are usually specified.
Carpet tiles or LVT for an office?
Carpet tiles absorb sound within the space and are more comfortable underfoot. LVT is easier to clean, handles wheeled traffic well and suits circulation routes and receptions. Many offices use both, zoned by function.
What is the difference between LVT and SPC?
LVT is a flexible glue-down product with a thin build-up. SPC has a rigid mineral-filled core and is normally installed as a floating click floor, more dimensionally stable and more tolerant of subfloor irregularities.
How do I specify slip resistance for a commercial project?
Use a defined test standard. DIN 51130 gives an R-rating from R9 to R13; the pendulum test to BS 7976 gives a PTV. Set the requirement zone by zone.
Does commercial flooring affect acoustics?
Yes, in two separate ways: impact sound reduction affects noise transmitted to the floor below, and sound absorption affects reverberation within the room.
Can commercial flooring be installed over an existing floor?
Sometimes, but it depends on the condition, flatness, bond and moisture state of the existing surface. A site measurement and subfloor inspection will confirm what is possible.
How long does commercial flooring last?
Service life depends on the use class specified, how the traffic compares to that class, and whether the maintenance regime is followed.
Do you supply commercial flooring across the UAE?
Yes. We supply and install commercial and residential flooring UAE-wide, with free samples, free site measurement and expert installation.
