Selecting a flooring contractor is rarely the first decision on a fit-out programme, and it is often the one that causes the most trouble at handover. Floors are the last major finish to go down, they sit on the critical path, and they are the surface every user and every snagging inspector touches first. If the contractor gets subfloor preparation, moisture management, or delivery sequencing wrong, the consequences land in the final two weeks of a job when there is no float left.

This guide sets out what to look for in a flooring contractor in Abu Dhabi, what to put in your enquiry so you get comparable quotes, and where projects usually go wrong.

Start by defining the scope properly

Most of the price variance you see between flooring quotes has nothing to do with the flooring. It comes from different assumptions about what is included. Before you send an enquiry, settle the following:

Supply-only or supply and install?

A supply-only rate covers material delivered to site. A supply-and-install rate covers labour, adhesives, ancillaries, accessories and, usually, protection. If you compare a supply-only rate against a supply-and-install rate you will conclude one contractor is dramatically cheaper. They are not. State clearly which you want, and if you want both, ask for them separately.

What condition will the subfloor be in?

This is the single largest hidden cost in commercial flooring. Ask yourself: is the screed already down, and who is responsible for its flatness and finish? Has moisture testing been done, and by whom? Is there existing floorcovering, adhesive residue or levelling compound to remove? Are there movement joints, service penetrations, or floor boxes to be worked around? If your enquiry says nothing about subfloor condition, every contractor will price a different assumption.

What is the measured area, and how was it measured?

Net finished area, gross laid area and ordered area are three different numbers. Ordered area includes cutting waste and pattern-match allowance, which varies with the product and the room geometry. At Identity Flooring & Decor we offer free site measurement across the UAE, which removes this variable before anyone prices anything.

Ask about standards, not adjectives

Marketing language is not a specification. A serious flooring contractor in Abu Dhabi should be able to answer technical questions directly and hand you documentation without a delay.

Reaction to fire

For most commercial interiors in the UAE, the consultant or the authority having jurisdiction will call for classification under EN 13501-1 (a Bfl-s1 classification is commonly requested for floorcoverings in circulation areas) or under the ASTM E648 critical radiant flux method. Ask the contractor to supply the classification report for the exact product, not for a product family.

Slip resistance

Two systems are in common use. DIN 51130 produces an R-rating from R9 to R13. BS 7976 / the pendulum test produces a Pendulum Test Value (PTV). Specify the rating in your enquiry; do not accept "non-slip" as an answer.

Use class and durability

EN ISO 10874 classifies resilient floorcoverings by use intensity — Class 31, 32, 33 for commercial use and Class 41–43 for industrial. For carpet, EN 1307 classifies the product by use class and comfort. Match the class to the actual traffic, not to the budget.

Wear layer

For LVT and vinyl, wear layer thickness (typically 0.3 mm, 0.55 mm or 0.7 mm) is the strongest single predictor of how a floor will look in five years.

Acoustics

Impact sound reduction (tested to ISO 717-2) describes how much footfall noise is stopped from reaching the space below. Sound absorption describes how much noise is absorbed within the room. If your project has an acoustic consultant, get their target numbers before you shortlist products.

Programme, lead times and delivery

The most common cause of a delayed flooring package is not installation speed. It is material arriving late. Ask every contractor, in writing: is the specified product held in stock in the UAE, or is it an indent order? What is the quoted lead time from order confirmation, and from what event does it start? How will material be delivered and stored on site? What happens if a batch runs short?

As an authorised Oneflor Europe distributor in the UAE, we can confirm availability and give you a defensible lead time before you commit to a programme date.

Ten questions to put in your enquiry

  1. Is your price supply-only or supply-and-install?
  2. What subfloor condition have you assumed, and what preparation is included?
  3. What moisture test result do you require before you will install?
  4. What waste and cut allowance is included, as a percentage?
  5. What is the fire classification and slip rating of the product you have quoted?
  6. What use class does the product carry, and what is the wear layer thickness?
  7. Is the material stocked in the UAE or indent, and what is the lead time from order?
  8. Who is responsible for protection of the finished floor until handover?
  9. What is the warranty on material, and separately, on installation?
  10. What maintenance regime does the warranty depend on?

Question ten catches more problems than the other nine combined. Many product warranties are conditional on a specific cleaning regime.

Installation quality — what to inspect

  • Subfloor flatness. Check with a straightedge before anything is laid.
  • Moisture. Ask for the test result and the date. A test taken before the building was watertight is not a test.
  • Setting out. Ask where the first row starts and why.
  • Adhesive and open time. Rushing a floor into wet adhesive causes bond failure that appears months later.
  • Perimeters, transitions and thresholds. Different floor thicknesses meeting at a doorway need a proper transition profile.
  • Protection. Confirm protection is in the scope and who removes it.

Checking the contractor, not just the price

Look for evidence rather than claims. Review the contractor's completed work — our project portfolio shows the sectors and product types we have delivered, and our customer reviews are published in full. Ask for a reference on a project of similar size and sector, and actually call it. Ask for samples before you commit — we deliver free samples, which lets the design team see the product under the building's actual lighting rather than in a photograph.

A realistic sequence for a commercial flooring package

  1. Define scope, area and subfloor responsibility.
  2. Request free site measurement and a subfloor condition note.
  3. Shortlist products against fire, slip, use class and acoustic requirements.
  4. Order free samples; get design and client approval on the physical sample.
  5. Confirm stock or indent status and lock the lead time.
  6. Issue the order with an agreed waste allowance and attic stock.
  7. Confirm site conditions — watertight, HVAC on, subfloor tested and prepared.
  8. Install, with protection immediately following.
  9. Hand over with maintenance instructions, warranty documents and attic stock location recorded.

Step nine is the one most often skipped, and it is the one that determines whether the floor still looks acceptable at the end of year two.

Frequently Asked Questions

What does a flooring contractor in Abu Dhabi actually include in a supply-and-install price?
Typically the material, adhesives and ancillaries, accessories such as skirting and transition profiles, labour, and protection of the finished floor. Subfloor preparation, removal of existing floorcovering and moisture remediation are often priced separately.

How long does a commercial flooring installation take?
Installation time depends on area, product type, setting-out complexity and how many other trades are working in the space. The bigger programme risk is usually material lead time rather than laying speed.

Do I need moisture testing before installing vinyl or LVT?
Yes. Resilient floorcoverings are relatively impermeable, so residual moisture in the screed has nowhere to go and can cause adhesive failure and bond breakdown.

What is the difference between a flooring supplier and a flooring contractor?
A supplier sells material. A contractor takes responsibility for the installed result, including preparation, setting out, workmanship and, usually, an installation warranty.

Can I get a site measurement before committing to an order?
Yes. We provide free site measurement across the UAE.

What slip rating do I need for a commercial project?
It depends on the area. Slip resistance is usually specified as a DIN 51130 R-rating or a pendulum test value, and your consultant will confirm the target.

How do I compare quotes that look very different?
Normalise them. Check supply-only versus supply-and-install, the assumed subfloor condition, the waste allowance percentage, the product's use class and wear layer, and whether preparation and protection are in or out.

Do you supply outside Abu Dhabi?
Yes. We deliver across the UAE and provide installation for commercial and residential projects.
