LVT — luxury vinyl tile — has become the default answer to a very common brief: a floor that looks like timber or stone, survives commercial traffic, tolerates cleaning trolleys and wheeled chairs, and can be installed without the programme risk of a wet trade. In offices, clinics, retail units, showrooms and hospitality back-of-house across Abu Dhabi, it is now specified more often than any other hard finish.

That popularity has a downside. "LVT" describes a very wide range of products, and two planks that look identical in a sample box can behave completely differently after eighteen months on a busy floor. This guide sets out what actually matters when you specify LVT flooring in Abu Dhabi: how to read a wear layer, which installation method suits which project, what the subfloor has to do before anything is laid, and what drives the price you are quoted.

What LVT actually is

A commercial LVT plank or tile is a layered product, not a solid one. From the top down, a typical build is: a polyurethane or ceramic-bead surface treatment (a sacrificial finish that resists scuffing — thin, and not the wear layer); the wear layer itself, a clear vinyl film whose thickness is the single most important durability number on the datasheet; the printed decor film carrying the timber, stone or concrete visual; the core, flexible vinyl with mineral filler, giving the plank its body; and a backing layer, sometimes with an integrated acoustic pad.

The wear layer is the number that decides everything

If you only interrogate one figure on an LVT datasheet, make it the wear layer thickness. 0.3 mm is a residential specification and has no place in a commercial project. 0.55 mm is the general commercial benchmark, suiting offices, meeting rooms, consulting rooms and boutique retail. 0.7 mm and above is for heavy commercial and light industrial duty.

Wear layer is expressed alongside a use classification under EN ISO 10874, which gives a class such as 33 (heavy commercial) or 34 (very heavy commercial) and 41–43 for light industrial. Ask for the classification, not just a description. Total plank thickness is not durability — a 5 mm plank with a 0.3 mm wear layer will scuff faster than a 2.5 mm plank with a 0.55 mm wear layer.

Glue-down, loose lay or click — choosing the installation method

Glue-down (dryback) is the standard commercial method in the UAE. It gives the best dimensional stability under heat, the best resistance to rolling loads, and the cleanest result at thresholds. It demands the flattest subfloor and the most preparation. Loose lay uses heavier planks held by their own mass plus a perimeter and traffic-line adhesive — useful where access to services below is needed. Click / interlocking is a floating floor with a mechanical joint, fast to install but moving as a single field, which makes expansion allowance critical. For most Abu Dhabi commercial fit-outs, glue-down LVT is the correct specification.

Subfloor preparation — where LVT projects fail

LVT is thin, and thin floors telegraph. Every trowel ridge, screed crack, old adhesive ridge and nail head under an LVT plank will eventually be visible through it. Three checks should be written into the enquiry: flatness (levelled to the manufacturer's tolerance, typically around 3 mm deviation under a 2 m straightedge); moisture (tested with in-situ relative humidity probes to ASTM F2170, or the calcium chloride method to ASTM F1869, before adhesive goes down — skipping this is the most common cause of adhesive failure and edge curl); and cleanliness (curing compounds, plaster residue, dust and old adhesive all interfere with bond).

Heat, direct sun and dimensional movement

Vinyl expands and contracts with temperature. In a space with large areas of unshaded glazing, a west-facing shopfront, an atrium, or a villa with floor-to-ceiling windows, the surface temperature of a dark plank in direct sun can rise far above ambient, then drop sharply overnight — the cycle that opens joints in click floors and lifts edges in poorly bonded ones. Use glue-down with a hard-set adhesive in high-solar-gain areas, avoid very dark decors in direct sun, and acclimatise material on site before installation.

Slip resistance, acoustics and fire

Standard LVT is typically rated R9 under DIN 51130, appropriate for dry internal areas. Entrance zones, washrooms, kitchens and wet areas need a safety vinyl with a higher rating — R10, R11 or above. Impact sound reduction is measured to EN ISO 10140; plain glue-down LVT offers very little on its own, so specify an acoustic-backed LVT or separate underlay where there's an impact sound requirement. Reaction to fire is classified under EN 13501-1; commercial LVT is commonly Bfl-s1.

What actually drives the cost

  • Wear layer and classification — the gap between a 0.3 mm and a 0.7 mm product is substantial and entirely justified.
  • Format and pattern — herringbone and chevron increase both cutting waste and labour time.
  • Subfloor preparation — grinding, levelling compound and moisture suppression membrane are frequently the largest variable.
  • Adhesive system — pressure-sensitive, hard-set and moisture-tolerant adhesives differ in cost and cure time.
  • Accessories — skirting, cove formers, edge trims, thresholds and stair nosings.
  • Programme — night work and phased handover carry a labour premium.
  • Waste allowance — a realistic percentage of net area for cuts and pattern matching.

Lead times and programme planning

Build these into your programme: selection and sampling (free samples delivered across the UAE); site measurement (free, book as soon as the subfloor is accessible); stock versus indent status; acclimatisation time on site; preparation and cure times for levelling compound and moisture membranes; and protection until handover.

Maintenance — protecting what you have bought

Install proper entrance matting — grit carried in on shoes is abrasive and matting does more to extend the life of an LVT floor than any other single measure. Sweep or dust-mop daily; damp-mop with a neutral pH cleaner. Fit felt pads to furniture legs and use wide-wheel castors. Avoid rubber-backed mats and rubber castors, which can cause permanent staining. Because LVT is laid in planks or tiles, a damaged area can usually be replaced individually, provided you keep attic stock from the original batch.

Getting a reliable price for your Abu Dhabi project

To get quotations you can actually compare, give every supplier the same information: net area in m², a drawing or floor plan, subfloor type and condition, traffic classification per zone, any slip or acoustic requirement, intended laying pattern, and programme dates.

Identity Flooring & Decor LLC supplies and installs LVT across the UAE, and is an authorised Oneflor Europe distributor. Free samples are delivered, site measurement is free, and installation is carried out by our own teams. Frequently Asked Questions

Is LVT suitable for commercial use in Abu Dhabi?
Yes, provided the specification matches the traffic. For general commercial areas, look for a wear layer of at least 0.55 mm and a use classification of 33 under EN ISO 10874. Residential-grade LVT with a 0.3 mm wear layer will not hold up in a commercial setting.

What is the difference between LVT and SPC?
LVT has a flexible vinyl core; SPC has a rigid stone-polymer composite core. LVT is usually glued down and conforms closely to the subfloor. SPC is more rigid, more dimensionally stable under temperature change and more tolerant of minor subfloor variation, but harder underfoot.

Can LVT be laid over existing tiles?
Often, yes — but the grout lines must be filled and the whole surface levelled, or they will telegraph through. A site inspection is the only reliable way to confirm this.

How long does LVT installation take?
Laying itself is quick. The programme is usually driven by preparation — grinding, levelling and any moisture membrane — plus acclimatisation and cure times.

Is LVT waterproof?
The plank material itself is not damaged by water, but a glue-down LVT floor is not a waterproof system. For genuinely wet areas, welded sheet vinyl or a specified safety vinyl system is the correct answer.

What slip rating should I specify for LVT?
R9 is standard for dry internal areas. Entrances, washrooms and kitchens need a safety vinyl rated R10, R11 or higher, depending on the risk assessment.

Can I get LVT samples before ordering?
Yes. Identity Flooring delivers free samples across the UAE. Request them through the contact page or on WhatsApp and view them in the actual space under its real lighting before committing.
